Selling your house can be really stressful, especially if you are up against the clock to keep a long chain intact. Whilst the market can dictate a lot of factors at play when it comes to selling your house there are still some things you can do to ease the process. Here is a list of tips to help you when selling your house.

Pick the right agent

Choosing the right estate agents will have a huge impact on how quickly you sell your house but also on how much you sell it for. Importantly, you want to ensure your agents follow the best and correct practices and meet the appropriate standards. You want to be satisfied the agent is working to get you the best price for your house. You also want to have confidence in their ability. How well do they know the local area? The prices and valuations? Do they understand the current position of the market and what are their associated fees? Choosing the right agents can have a huge impact on the sale of your property.

First impressions count

Like it or not when it comes to selling your house beauty is skin deep. Aim to give your property some curb appeal as you want to make a good first impression of your home. You don’t have to spend a fortune on new windows but if you have a front garden ensure it is maintained. Ensure driveways or patios are well-kept and safe and that guttering is cleared out. Perhaps even spend a little on a few potted plants to spruce the exteriors up a little. 

Declutter and clean

Decluttering or just tidying your property can make a huge difference. Toys strewn across the floor or a chaotic office can detract buyers from viewing the property properly. They may not notice all its features if their eyes are immediately drawn to some of the clutter, or it may just be a bit of a turn-off for them. Spend a little time tidying things away and decluttering floor spaces, worktops, counters and shelves, etc, especially in important rooms such as kitchens and bathrooms. The impact of a clean and orderly home should not be underestimated. 

A lick of paint

There isn’t usually much need to undergo any huge renovations to sell your house and neither would you want to spend the time and money doing so. A lick of paint can make all the difference to simply brighten and freshen a space up. 

The odd jobs you’ve put off

Are there some outstanding DIY tasks on your to-do list that you keep overlooking? Filling in minor cracks or regrouting for example. Don’t put them off any longer and spend some time addressing your to-do list to put your property in great shape. Don’t give buyers a reason to say no – or try and negotiate the price down. 

Think tech

Finally, highlight some of the features your property may benefit from. Does it have fast broadband? If so, talk about it. The demand for a good broadband connection is stronger than ever. What about Hive, do you have it? If you do, be sure to share it. Not only is it hugely convenient it improves your Energy Performance Certificate saving homeowners money. If your house currently benefits from any smart tech, be sure to share it.
